The brief, honestly
Overview
A property group with two decades of quiet, excellent work and no language for it. Fourteen sub-brands competed for the same buyer while the parent name meant nothing. We rebuilt the structure until the portfolio explained itself.
The problem
Silence reads as absence. Buyers priced twenty years of work as though it were a first development.
“A portfolio is not a family until it shares a structure.
The insight the work turned on
The system
One grid, three typographic weights, a single photographic register. Every development inherits the parent; none decorates on its own terms.
How it was made
We began with the architecture, not the logo — three tiers, a naming rule, and a written test for what earns its own name. Everything failing that test was folded back in.

What we delivered
